With a growing family the client required additional space in their existing 3-bedroom single storey villa.  The existing house was upgraded and planning at that stage allowed for the current addition of a second storey.  The requirement was to create a house with four bedrooms, a study, children’s lounge and adult’s lounge in addition to the existing family living space.&#60;br /&#62;
&#60;br /&#62;
Not wanting to block neighbours views or go through the Resource Consent process, the additions were designed to fit within the Wellington District Plan sunlight access planes.&#60;br /&#62;
&#60;br /&#62;
The upper floor addition covers most of the existing ground floor and contains three bedrooms and a separate lounge as well as bathroom facilities.  This left one bedroom on the ground floor with the other two being converted to a study and quiet lounge.&#60;br /&#62;
&#60;br /&#62;
The main bedroom faces north and has a small balcony.  A quiet lounge is adjacent to this and faces north and west.  This flexible room can be used either as a children’s or adult’s lounge or guest room as required.&#60;br /&#62;
&#60;br /&#62;
The two children’s bedrooms are on the southern street side with either an eastern or western outlook.&#60;br /&#62;
&#60;br /&#62;
To achieve the desired style and to fit the house within the allowable height limits, the ceilings of the upper floor all slope to match the roofline.&#60;br /&#62;
&#60;br /&#62;
The second stage development of the house has created a generous sized family home with lots of flexibility for changing needs as the family grows.&#60;br /&#62;
&#60;br /&#62;
Maximum use has been made of the sun and outlook to create a warm and sunny interior environment.&#60;br /&#62;

Paekakariki Community Trust Incorporated was set up to refurbish and manage the St Peters Village Hall as a community resource. A conservation plan was prepared by Conservation Architect Chris Cochran and we worked with him on the heritage aspects of the project.&#60;br /&#62;
&#60;br /&#62;
The hall was built in 1918 and although not registered with Heritage New Zealand it has been a vital part of the local community for nearly 100 years. As part of the redevelopment of the hall the Trust investigated establishing the community Library on the lower level of the building.&#60;br /&#62;
 &#60;br /&#62;
The initial project involved a structural upgrade and rebuilding of the rear gable wall along with an       upgrade of the fire protection for the Hall. This involved installing a new side exit that was created in the style of the original windows. The front exit was reconfigured to provide a compliant means of escape as well as allowing for future development of the interior space.&#60;br /&#62;
   &#60;br /&#62;
The Library needed to be independent to the Hall and to cater for the community as a multipurpose space. This included providing a meeting room that would double as the Green Room for the Hall above during performances as the original Green Room would be displaced by the new Library.&#60;br /&#62;
 &#60;br /&#62;
As the Library was to be a level below the street, access would be provided by way of external ramping, although lift access was been investigated as an alternative option. &#60;br /&#62;

This magnificent site overlooks Wellington's Oriental Bay and inner harbour. The brief was to create a new house of exceptional quality in conjunction with the strong design ideas of the owners.&#60;br /&#62;
&#60;br /&#62;
The house is orientated directly to the north to take in the views of the harbour and city and to maximise passive solar gain. Garaging is located on the lower floor entry level. The main bedroom suite and guest rooms are positioned on the main floor with a feature sunroom off the main bedroom. The living spaces are on the top floor with a large deck to the north overlooking the beach below. The house features a wave form curve roof over the upper floor that wraps down the eastern elevation.&#60;br /&#62;
&#60;br /&#62;
Complimenting an earlier house on the adjacent site the new house creates a dramatic addition to the local environment. The dining room features full height glazing with a view directly out over the bay.&#60;br /&#62;

&#60;br /&#62;
The house is orientated directly to the north to take in the views of the harbour and city and to maximise passive solar gain. The steeply sloping site has been used to step the house up the hill over 3 levels. Garage and a guest room are located on the lower floor entry level. The living spaces are on the central level and this includes a large north facing private courtyard to the west. Bedrooms are on the top floor. Features of the house include the curved roof to the main bedroom suite and a water feature running along the west wall parallel to the entry stairs.&#60;br /&#62;
&#60;br /&#62;
As well as providing a high level of accommodation, the house stands as a dynamic and striking infill to this prominent site. Passive solar heating along with an air circulation system provide a high level of comfort without the need for extra space heating.&#60;br /&#62;

This project focuses on alterations and strengthening to an existing 1930’s three-classroom block to create a modern learning environment (MLE). &#60;br /&#62;
&#60;br /&#62;
The original Rimu Block building was built in 1932 and in its current state reflects the factory-style learning &#38; architecture of the time; 3 cellular classrooms, bungalow-style architecture with verandah, bevelback weatherboards, hip and gable roof forms, large timber sash windows, and high volume spaces. &#60;br /&#62;
&#60;br /&#62;
A 21th century learning philosophy promotes community engagement in an inclusive, multicultural, open and shared learning approach. The built environment needs to reflect and reinforce this ethos. The proposed alterations therefore intend to support various means of modern learning; both shared (through observation of others) and collaborative (group work).&#60;br /&#62;
&#60;br /&#62;
Spaces provide easy surveillance for teachers with openness and transparency. Flexibility, acoustics, and visibility (openness and transparency) are paramount. The Shared Learning Space has breakout areas positioned on South side along existing structural lines. These shell like forms (representing new growth) present as introverted spaces in contrast to the open shared space. Breakout spaces are used for reading, group work, and project space (wireless and wired technology).  &#60;br /&#62;
 &#60;br /&#62;
An Outdoor Learning Court acts as transition space and provides shelter from the Southerly prevailing wind. The building opens up to the North where connections within the school community are reinforced.  The Breakout Space with stage, forms a focal point to the plaza (externally) &#38; Shared Learning (internally). It acts as a “shop window” where modern learning is displayed. &#60;br /&#62;
&#60;br /&#62;
All spaces are focused on interaction and encourage a multitude of interpretive engagement. Features include large quantities of display space, a stage for rehearsing/performing, reading and friendship corners, window seats and a cave space. All elements are presented in a pallete of bright and visually stimulating colours. &#60;br /&#62;

Siting on the site of a pre-European swamp the woven form of the building reflects both the bending leaf of harakeke (flax) and the woven ketes produced from the harvested harakeke.&#60;br /&#62;
&#60;br /&#62;
Internally the woven roof is partially lined with wood, referencing the adjacent forested hills. High level clerestory windows bounce light across the ceiling into the play spaces.&#60;br /&#62;
&#60;br /&#62;
The simple external form is clad with a durable pre-coated steel, contrasted with macrocarpa timber board and batten which creates a tactile edge to the outdoor play space, where the children will directly engage with the building.&#60;br /&#62;

Designed to replace the client’s earthquake damaged villa, the brief for this house was simple – “A humble form that references Christchurch mid-century style, uses honest materials and is light, open and airy but also comfortable and homely”. &#60;br /&#62;
&#60;br /&#62;
Presented as two independent gables connected by a flat roofed vestibule, the plan takes full advantage of the site to create a variety of flexible internal and external spaces. Living areas are focused towards the north in order to maximise on natural lighting and passive heating. These spaces interact with a private, covered courtyards space, making the house perfect for entertaining. &#60;br /&#62;
&#60;br /&#62;
The house’s three bedrooms are efficiently sized and represent the client’s desire to focus the design on a house that can be enjoyed most while awake, and not asleep in bed. For this reason, the northernmost of the three bedrooms has an accentuated connection to the public internal and external areas of the house, identifying it as a possible second living space. &#60;br /&#62;
&#60;br /&#62;
Referencing the existing building, screens for scented climbing plants are used throughout the design. The intention is that these will foster the growth of honeysuckle – a scented climber that was a major feature of the existing house’s garden. &#60;br /&#62;

The clients approached DJA to design the additions and alterations to an existing house in &#60;br /&#62;
Wainuiomata to establish a new early learning centre for 40 children.&#60;br /&#62;
&#60;br /&#62;
Alterations are proposed to accommodate the under two’s in the existing house, with the space between the buildings developed as the outdoor play space for all ages with native planting, and turfed recycled playmatting for moveable play equipment. Rainwater tanks are to be incorporated for water play and flushing toilets. Selection of the materials and finishes was based on principles of sustainability. &#60;br /&#62;
&#60;br /&#62;
The new building is located and oriented for optimal daylighting and energy efficiency. The deep volume of the Creative space is over lit with high level windows. The Quiet space for quieter activity is located away from the main play area with bay window seats for focused views into vegetation. The enclosed deck which includes the sandpit, acts as a transition space between the outdoor play space and the indoor creative activity space with the toilets accessed directly off the deck and the creative activity space.&#60;br /&#62;

This low energy home is now finished and the happy clients have moved in. The home sits on the top of a suburban hillside amongst the trees. It has been stepped over three levels to make the most of the available sun and views. Strategically placed skylights and an open void  bring light deep into the centre of the house.&#60;br /&#62;
&#60;br /&#62;
The house incorporates high levels of insulation and is designed for passive solar gains particularly in winter. Being built over three levels has created some challenges in designing an efficient heat recovery and air movement system so we will monitor the energy and temperatures in the home over the next year to test that it performs to expectations. &#60;br /&#62;
&#60;br /&#62;
A feature stair with saligna treads rises three levels through the house and forms the core circulation route. Square wall cut outs and windows provide mini views between internal spaces and to the trees beyond.&#60;br /&#62;

A near flat, sunny, north facing site with views over Te Awarua-o-Porirua Harbour provided a good starting point for this new home.&#60;br /&#62;
The design, with a low profile roof line and simple cladding, is a response to the clients desire for simple elegant lines. The wood cladding in the entry flows through into the interior giving a little pizazz that the clients were also looking for.&#60;br /&#62;
Being able to layout the main living and sleeping spaces to receive warmth from the winter sun is an essential component of passive solar design and has been included in this home. Another crucial factor when designing in the Wellington region is to incorporate spaces that provide options for enjoying the outdoors in different wind conditions and courtyards on either side of the Family Room provide for this.&#60;br /&#62;
&#60;br /&#62;
We recently received a lovely thank you note from the clients who moved into their new  home in late 2015.  Here’s what they had to say:&#60;br /&#62;

“I have been meaning to email since we moved in to say how much we love the house and say a heartfelt thank you. We are loving living in it.  We love its efficiency, simple elegance, subtle differences and ability to be warm or cool. ...it is lovely for the two of us...and has worked well when entertaining - whether just another couple or 30.  We have been pleasantly surprised by a few bonuses we did not anticipate, such as the reflection of the view in the bathroom mirrors, two choices for outdoor sun or shade as well as wind, and the view down the side of the house when on the south deck...it has everything that  matters to us, so that is a real pat on the back for you.”&#60;br /&#62;
